Neonatal Refurbishment – Sunderland Royal Hospital

Overview​

A competitive 16-week contract was awarded to refurbish and remodel Sunderland Royal Hospital’s Neonatal Unit, providing a modern and comfortable environment for patients and staff. Works were carried out in a live, life-critical department requiring meticulous planning, phasing, control and coordination to ensure uninterrupted care.

Scope of works​

Clinically clean dust-proof hoardings were erected between work areas and the live department. Negative pressure airlocks and extractor units were used to prevent dust escape, similar to asbestos industry standards. Strip-out and demolition works were completed first.

​

M&E works were substantial and undertaken in partnership with Kennedy Services Ltd, leveraging their hospital experience. Internal works included new partitions, hygienic wall cladding, flooring, suspended ceilings, IPS systems, kitchenettes and finishes in line with strict NHS standards.

 

Mechanical and electrical installations were upgraded, including fire safety systems, new wiring, lighting fixtures, small power, plumbing and sanitation systems.

External works included weatherproofing fixtures, improving drainage, enhancing road access and parking and adding new signage to improve accessibility.

Challenges and solutions​

Works were carried out in a live neonatal unit where premature and critically ill babies required uninterrupted care. Segregation hoardings, negative pressure systems and airlocks maintained strict infection and dust control.

​

M&E works were complex. Partnering with an experienced hospital contractor ensured efficient sequencing and compliance with NHS requirements.

​

Internal fit-out and external works were phased to minimise disruption to staff and patients. Daily coordination with hospital teams maintained safe operations.

​

End result​

The refurbishment was completed on time, providing a modern, safe and high-quality space for patients and staff. No incidents occurred that could affect the health of vulnerable babies and disruption was minimal. Hospital, department and estates staff provided exceptional feedback and the project paved the way for further works at Sunderland Royal Hospital.
