Project Overview
Appointed by Durham University following many previous successful projects. Our tender received the highest marks for both price and quality.
The works were split into two section/structures, both of which underwent major renovation works. Green Lane Office was an office building built in the early 1900s and one-four Green Lane Cottages were a row of four terraced cottages constructed in the Victorian era and of heritage value.
Scope of work 1 – 4 Green Lane Cottages
Works initially commenced in the offices. These underwent a whole programme of works to convert the dated accommodation into clinical buildings containing labs, clinics, breakout rooms, WCs and kitchens.

The demolition works were followed by remodelling works to convert the residential dwellings into commercial usage. Following an internal strip out, the project involved the erection of new partition walls to develop the desired layout in order to create new clinics, waiting areas, office spaces, meeting rooms and WCs. The works involved plastering, joinery, AV fixes, tiling, ceiling installation, flooring and sundries. The cottages underwent the installation of fitted furniture including pods/booths, sanitaryware, new doors, ironmongery, new ceilings, new flooring, fixtures and fittings, blinds and free-standing furniture/appliances. Associated electrical works included a full electrical installation with new emergency lighting. Mechanical works involved the installation of an air source heat pump alongside associated pipework. This was followed by a full décor throughout the entire 4 buildings. Cottages 3 & 4 additionally benefitted from the installation of brand-new kitchens.

Externally a series of repairs and maintenance works were actioned on the building façade. This included repairs to the windows, roof, chimneys, slates, gutters, structure, brickwork, mortar, and porch. The facias and soffits were examined, and decayed areas were removed and replaced with new timber and fixings. The parking area was refreshed with new lines burned on, kerbs, ramp/path up to the building and timber entrance gate. The project additionally included general landscaping and external decoration to rejuvenate the appearance and retain the historical character.

Green Lane Offices
The aim for Green Lane Offices was to remodel the existing building layout and to provide a new contemporary office space boasting new kitchens, offices, showers, changing rooms, reception area and WCs.

The offices were installed with new partitions, M&E services, lPS systems, loft installation, reception desk, sanitaryware, AV systems, doors, ironmongery, flooring, tiling, blinds, fixtures & fittings, and furniture. The kitchens were stripped out and refurbished with modern grey units and work benches. New seating areas/booths were installed in various locations throughout the building. All offices were finished off with decoration carried out to the highest standard.

External works to the building involved repairs, maintenance, openings, and decoration. Parts of the roof were completely removed and reinstated at a higher level to give sufficient headroom in the newly formed lab below. Generally, the existing roof deck and joists were repaired, strengthened and preserved. External various elements were renewed to help refresh the aging appearance of the building, these included the RWPs, facias, roof, windows, cills and doors. The building underwent structural timber repairs, cavity wall tie exploration and replacement, structural and pointing repairs to brickwork and the installation of cavity wall insulation. In addition, low-level render was hacked off the building and replaced with hardstanding break. Final external works included constructing access ramps, fitting handrails and re-forming the car parking area.

End result
The feedback we have received from the client has been very positive. We were pleased to reveal that works were completed within timescales highlighted including a considerable unforeseen additional works.
