Project overview​
A competitive contract was awarded to refurbish the Alnwick and Richmond blocks at Collingwood College. Forty-six student bedrooms, corridors, communal rooms, stairwells and external areas were renovated in summer 2022, resulting in modernised accommodation throughout.

Scope of work​

Phase 1
This phase involved renovating seven levels across the two blocks, hosting 54 bedrooms, kitchens and bathrooms. Works began with a full strip-out, including internal walls, ceilings, flooring and structural elements.
Remodeling followed, covering mechanical and electrical systems, joinery, plaster repairs, flooring, ceilings, structural works, bathroom fittings and decoration. Core areas were remodeled to create new kitchens, toilets and communal shower pods. Electrical works included full rewires, data and fire alarms. Mechanical installations included new pipework and radiators upsized for future heat pumps. Insulation to walls and roofs was upgraded and PV systems installed as part of Durham’s decarbonisation programme. Final fix, furniture, cleaning and snagging were completed and the blocks were handed over in December 2022.

Phase 2
Following Phase 1 success, Phase 2 focused on Jarrow Block with 48 bedrooms over five levels and the roof. To minimise disruption, some M&E enabling works were carried out during the Christmas shutdown. Demolition and strip-out removed furniture, doors, kitchens, pipework and fixtures. Electrical containment and first fix works were followed by heating and domestic pipework, radiators and insulation. Core areas were remodelled for new kitchens, toilets and showers. Brand-new bedroom furniture, final fix items and thorough internal and external cleaning were completed. External works included wall repairs and insulation, roof renewal with PV system and installation of new mains cable for this and neighbouring blocks. Phase 2 was handed over in September 2023.

Challenges & Solutions​
Works took place on a live 24/7 university campus with adjacent buildings remaining open. Careful planning, phasing and noise control ensured minimal disruption to students and staff.

End result​
Both phases were delivered to a high standard with praise from the client and design team. Students now benefit from modern, fresh accommodation.
